Properties Expanded is a mod that builds upon GTA V's vanilla property system by introducing a much larger selection of purchasable businesses and a more rewarding income system.
In the base game, properties generate only a small weekly payout, making them a poor long-term investment that can take more than an in-game year to recover their purchase cost.
This mod completely rebalances the system by adding 50+ businesses that generate daily income. Each property pays approximately 1/15 of its purchase price per in-game day, allowing you to recover your investment in about 15 in-game days before earning pure profit.
The progression is designed to fit naturally into Story Mode. You can begin with small businesses, such as nail salons priced at $80,000, and gradually work your way up to prestigious late-game investments like the Maze Bank Arena, valued at $250 million. The mod also allows you to add your own custom businesses with minimal effort.
How It Works:
As you earn money throughout Story Mode, purchasable properties will gradually appear on your map.
Simply drive to a property you can afford and purchase it using the on-screen prompt. Once purchased, it will begin generating daily income, which is automatically paid every morning at 8:00 AM.
Each property is permanently assigned to the character who purchased it, allowing Michael, Franklin, and Trevor to build their own independent real estate portfolios. If income is generated while you are playing as another character, those earnings are safely stored in the mod's configuration file and credited to the correct character the next time you switch back.
Dynamic Blip System:
Although the mod adds over 50 properties, your map won't become overcrowded.
Only properties that you can currently afford or are close to being able to afford are displayed. As your wealth increases, additional investment opportunities will gradually become visible.
The configuration also allows you to:
- Hide blips for owned properties only
- Hide all property blips entirely
Even with map blips disabled, properties can still be purchased by visiting their locations.
Features:
- Over 50 purchasable businesses spread across the entire map;
- Daily passive income from owned properties;
- Dynamic property blip system that prevents map clutter;
- Fully configurable property prices and income values;
- Easily create and add your own custom businesses.
Configuration:
The following options are available in the configuration file:
- PayoutMultiplier: Multiplies the daily income generated by every business. (Default: "1")
- HideBlips: Hides all property map blips. (Default: "False")
- HideOwnedBlips: Hides blips for properties you already own. (Default: "False")
Property prices and daily income values can also be customized by editing: "PropertiesExpandedBusinessList.txt".
Important:
The PropertiesExpanded.ini file is created automatically the first time the game is launched with the mod installed.
Before updating the mod or installing other mods, always back up your "PropertiesExpanded.ini" file. Failure to do so may result in the loss of important data, including:
- Owned properties
- Pending cash payments
- Other saved progression
If you have added custom businesses or modified PropertiesExpandedBusinessList.txt, be sure to back up that file as well.
Adding Custom Businesses:
You can add unlimited custom businesses to the mod without modifying any code. Simply edit the PropertiesExpandedBusinessList.txt file.
Navigate to your main GTA V directory, open the scripts folder, and open PropertiesExpandedBusinessList.txt using Notepad or any other text editor.
The included (optional) Coordinate Logger records coordinates in the exact format required, making them easy to copy and paste into the file.
Business Format:
Each business must be defined on a single line.
The script expects exactly six values, separated by commas, in the following order:
"X Coordinate, Y Coordinate, Z Coordinate, Business Name, Purchase Price, Daily Income"
Simply create a new line at the bottom of the file and enter your business information.
Example: To add the Vanilla Unicorn for $1,500,000 with a daily income of $10,000, use the following line: "129.400, -1304.500, 29.200, Vanilla Unicorn, 1500000, 10000"
You are also free to edit the purchase price and daily income of any businesses already included with the mod.
Important Editing Rules:
- Do not use commas in the business name. The script uses commas to separate each value, so adding one to the name will break the entry.
- Use only plain numbers for the purchase price and daily income. Do not include dollar signs ("$") or number separators such as commas. For example, use "1500000", not "$1,500,000".
- Finding coordinates: You can use the included Coordinate Logger or a trainer such as Menyoo to obtain the X, Y, and Z coordinates where you want the purchase marker to appear.
